Darmstadt Arheilgen

In the heart of the Darmstadt-Arheilgen district, a residential project has been developed along Frankfurter Landstraße that combines modern living space, social integration, and energy-efficient construction. On a plot of 2,500 square meters, 1100: Architekten designed a U-shaped multifamily building with 27 residential units and an underground garage, as well as three row houses on the eastern part of the site, each with a single residential unit and parking spaces. Approximately 45% of the apartments (12 units) are publicly subsidized.

The architectural concept of the residential buildings, which meet the KfW40 energy efficiency standard, merges contemporary design with sustainability. The construction of the buildings features a combination of reinforced concrete, calcium silicate bricks, and wood. The flat roofs are extensively greened, while the courtyard of the residential complex serves as a green oasis with tenant gardens and green spaces. A covered walkway on the ground floor connects the multifamily building with the row houses, providing access to private paths leading to the green areas.

The multifamily building rises three stories high towards Frankfurter Landstraße, while two wings extend eastward, each with one upper floor and a staggered floor with walkable roof terraces. The ground floor includes a social facility as well as modern and partially barrier-free apartments.

The construction challenges lie not only in the complex choice of materials but also in adhering to strict energy standards. A central pellet heating system supplies the apartments with heat and hot water, while triple-glazed windows, underfloor heating, and high-quality interior finishes ensure residential comfort. Additionally, residents have access to an underground garage with 19 parking spaces, electric charging stations, and a cargo bike station.
